What does the fitout process involve?

What is included in a fitout?

A fitout can often include many different elements: from installation of interior walls or partitions, to lighting and electrical, to furnishings such as desks and counters. Naturally there’s no one-size-fits-all approach because commercial spaces and requirements are all unique – which is why it’s so important to work with a capable team for this kind of project!

How much does a fitout cost?

Of course, this depends on what’s required, the purpose of the space and your budget. When it comes to commercial building, value is a lot less about saving dollars and much more about gaining form, functionality and a professional finish. We’d recommend primarily focusing on the outcome you’re looking for, and working with a team you trust so you can develop a clear brief.

What’s the difference between a defit, a stripout and Make Good?

The three can all involve demolition, but they do have some key differences.

  • A defit involves removing all the existing fitout you might have added to a commercial space. That could include things like furniture, partitions, lighting, signage and storage. Defits can take place at the end of a commercial lease, or ahead of a workspace being renovated.
  • A stripout is more specifically about returning a leased commercial space to the condition you received it in. It can include many of the same steps as a defit, but is more focused on restoring that original condition. A soft stripout typically involves removing non-structural elements, while a hard stripout may involve removing built-in items like air conditioning or sinks if these have been added throughout the lease.
  • A Make Good refers to the common type of clause included in a commercial property lease. Upon the end of a lease, you might need to meet specific requirements relating to the property condition before you hand the property back to the landlord.

What’s the difference between a fitout, renovation and refurbishment?

All of these processes involve transforming commercial spaces, but the difference is in the scope.

  • A fitout involves designing and turning a newly leased or purchased commercial space into a functional workspace: typically a shop or an office.
  • A commercial refurbishment involves refreshing an existing workspace that might need improvements for aesthetics or functionality. It may be that the space is simple looking a little tired, or specific items might need fixing.
  • A commercial renovation involves redesigning a space that is already being used. Renovations can be a more significant improvement and can completely change the look and feel of a workspace.
Is a shop fitout tax-deductible in Australia?

There are deductions available for shop fitouts and commercial renovations within the Australian Taxation Office legislation. It’s always a good idea to speak with your financial advisor or accountant before setting out on a new commercial building project.

How do you minimise disruption during a commercial renovation?

We get it – you need business to run as usual while the space is refreshed! There are a few ways to minimise the disruptions from an office renovation. One is having a clear plan in place from the start. Another possibility is timing the process so the loudest and most disruptive processes take place outside of key operating hours. It may also be possible to plan the renovation in different phases or zones to minimise interruptions.
